Modern Seaside House | Beach House | Long Island | Shenton Architects







This private residence commands views of the Atlantic Ocean to the east and a fresh water pond to the west from its location on the shore of Long Island.

Upon arrival from a quiet lane visitors are greeted by a planar facade of solid stone, punctured by the occasional opening. By contrast, on the south side of the property, the house unfolds sculpturally to present an open and transparent facade to the beach and the ocean beyond.

The design of the house is conceived as emerging from the beach. The dune landscape and native plantings along the ramped portion of the green roof emphasize the visual metaphor of the structure springing from the ground......more

Shingle Cottage Home Renovation | Watermill House | New York | Desai Chia Architecture







The living area, dining area and kitchen were moved from the old cottage into the new addition to establish clear connections to the garden and pool. The addition creates a new main entrance to the house, drawing guests directly into the most socially vibrant part of the home.

The first floor of the cottage was renovated and converted into a family room, home office and guest bedroom suite. The upper floor was renovated to provide larger bedrooms, a shared bathroom, and a sitting area that overlooks the neighboring farm......more

Transparent House | LM Guest House | Dutchess County | New York | Desai Chia Architecture







Designed as a contemplative retreat for weekend visitors, this guest house is situated on a rock outcropping that overlooks a trout pond and open farmland with vast unobstructed views to the landscape. The house integrates a number of sustainable design strategies, including geothermal heating and cooling, radiant floors, natural ventilation, motorized solar shades, photovoltaic panels, and rainwater harvesting for irrigation, in addition to an elegant structural design.

Open views to nature create a stunning backdrop for the main living and sleeping areas. A main bedroom and two ‘couchette’ nooks with built-in bunk beds provide accommodations for six overnight guests......more

Modern New York House | Red Rock | New York | Anmahian Winton Architects










This ensemble of buildings includes a one-bedroom house, and a combined guesthouse and garage located on a densely wooded site in Red Rock, NY. A 200-foot long masonry retaining wall follows the contour of the steep topography and directs the entry to the site, and establishes a new plateau for the house, guesthouse, and garden.

The buildings engage the site in different ways. The guesthouse clings to the wall and overlooks the level garden terrace, while the main house projects out from the landform and opens up to the forest treetops. .....more

Modern Timber House Design | Sam's Creek | Bridgehampton | New York | Bates Masi Architects


A series of open-ended boxes, each tailored to a portion of the architectural program focuses the view from the street though the house to the landscape in the rear. Mahogany boards wrap floors, ceilings, and walls to heighten the perspectival view and provide privacy from neighbors. Each box has independent audio, video, and climate control to operate autonomously and the length, height, and volume of each box is adjusted to appropriately encase the program. Interstitial spaces between the arranged boxes are gardens and patios. The overlap of the boxes creates thresholds that highlight interesting moments. With each box occupying a specific program, the multitasking of different events is achieved.........more

Modern New York Residence | Oceanfront Residence Montauk | New York | Biber Architects


This is the finest private residence we have ever designed, for both the level of quality and the magnificence of the site. It was designed for a couple whose commitment to the art of design is unparalleled and whose trust and appreciation never wavered.

The pair of ocean front houses, on adjacent lots in Montauk, New York, were designed to capture that rarest of assets: large private outdoor space on the Atlantic. The main house is earthbound: a low-slung single story composed of an open (steel and glass) wing and an embracing (brick and wood) one. Only the writing studio and outdoor fireplaces top the single story height.

The guest house, by contrast, is airborne, barely touching the ground and creating a series of covered spaces and processional gateways to the main house. The guesthouse is, as we thought of it, the second floor of the main house, dislocated to the entry side of the site where it can participate in defining the large landscaped courtyard hovering 75 feet above the ocean............more

The House in the Springs | East Hampton | New York | WXY Studio

The House in the Springs is located in an area that is well known to artists for its unique quality of light. The project was developed from a geometry that allowed a simple box to be stretched along its diagonal axis, resulting in a parallelogram. As a result, the house seems to pull the landscape into its interior space, making the occupants feel as though they were part of the landscape.

The structure of the house is held up by three plywood bents, allowing the owners to have great flexibility in the placement of interior walls. Different ceiling heights create the opportunity for a ramp between the guest spaces and the master bedroom. ........more

Energy Efficient House | Hsu House | Danby | New York | Epiphyte Lab


The Hsu House, is a small 2200 sq.ft. house designed using passive solar principles to create an inexpensive, energy efficient dwelling for a young family. Rising out of a hillside south of Ithaca in upstate New York, the bifurcating monopitch roof covers a house organized around a three story main living space, which functions as both spatial nexus and a trombe wall assisted ventilation stack. This space is bifurcated by an interior south facing cast-in-place concrete heat sink mass wall, which stores sensible heat and animates light, creating an all season solarium that, in the summer, opens and unfolds into the natural landscape. The form of this three bedroom home in rural Upstate New York emerged from the study of the traditional loft like cow barns that populate the landscape of the local farmland. Closed and formal from the entrance side and open and embracing of the landscape and views on the private side of the house the structure responds to both the demands of the site and the needs of its inhabitants. This weekend retreat sits on a flat, open 12 acre site in eastern Long Island. The clients, a mother and daughter, requested a low-maintenance residence that incorporated Westchester granite and great expanses of glass to take in views of the property. LSS introduced dry-stack stone walls to unify exterior and interior spaces and to knit the compound together. The walls, linked by water features, provide a unifying texture and distinguish the private, southern-oriented arrival side of the buildings from the northern-facing curtain walls.......more

The Blue Rock house is an ensemble of buildings whose form and arrangement suggest a minimalist dairy barn. Buildings are organized so the owners can comfortably inhabit them as a small family, or as a large group of extended family and friends.

The buildings are set into the bedrock and high shoulder of the property to varying degrees, allowing the land to protect the compound from extreme weather. Bluestone walls weave between architecture and landscape, establishing geometric order and creating a protective courtyard..........more

Situated in a flood plain on the barrier island off of Long Island, this house is elevated on piles, allowing the beach landscape to run through the site. A wood boardwalk, running the length of the site from the entry road out to the rear yard boat dock, splits the house, providing dramatic views of the bay and marsh grasses. The house's massing is a composition of solid and void, with solid walls to the ground and others on piles left exposed........more

This 2,500 square foot weekend house occupies a high plateau in the Berkshire Mountains with dramatic views across the Hudson River Valley. An open, narrow plan and glass walls allow occupants to simultaneously experience the surrounding landscape and the indoor spaces.
The living area is conceived as a single room for living, cooking, and dining, with an open kitchen serving as the centerpiece of the house whose owner is a food critic, author, and cook. A wooden house from the 1970s was reprogrammed and renovated to adapt to the needs of a family of six. The structure was simplified and filled out to maximize its size, while remaining within the existing footprint. A horizontal recess in the front facade served to create a covered entrance whose sense of privacy was counteracted by openness on the garden side. The upstairs kitchen was moved to the ground floor to connect to a large deck and pool that are an integral part of the house and serve as an outdoor living area.........more

The client commissioned hanrahanMeyers to design a 7,000 square foot house on a wooded site. The house is a second home for this client whose primary residence is a loft in lower Manhattan. The loft was featured at the Un-Private House show at MoMA, and which traveled internationally. The house program includes a master bedroom suite in a separate pavilion; an entrance pavilion with two guest bedrooms and media room; and a third pavilion with living room, dining, and kitchen. Two stone walls are the main elements of the house, defining and separating the master bedroom suite from the entry area and marking the edge to the public spaces: living, dining, and kitchen. Sited on the edge of an open agricultural reserve, LSS sought to capture the qualities of traditional barn structures while developing a modern building responding to the site’s dramatic views.

The entry draws one through the building’s louvered skin into a two-story foyer overlooking a three story interior garden courtyard. The house’s public spaces are elevated to the second floor to capture the long views. The main space is an open living, dining and kitchen hall with a ceiling-scape of delicate three-dimensional hybrid wood-and-steel timber frame members and slot skylight above. A stone fireplace divides this hall from the outdoor, screened porch beyond. An upper mezzanine opens to a rooftop garden connected to a study tucked into the rafters........more
